Carmel City Center Phase I is a $65.9 million, mixed-use development composed of The Gainsborough, The Wedgewood, The Wyatt, and the DSV buildings. Combined, these buildings include 106 apartments, 12 for-sale condos, a 268-space parking garage, 62,427 square feet of retail, and 46,500 square feet of office. This project broke ground in 2006.
Future commercial taxes from the project (TIF) were used to construct the City Center parking garage. The Carmel Redevelopment Commission and the City of Carmel also helped to fund streetscape improvements, public art, sculptures, fountains, and public plazas to beautify the development.
In addition, the City funded the construction of City Center Drive to allow the existing 126th Street to connect to the City Center area. The construction of City Center Drive also made access to the Meridian Street (US 31) business corridor more direct. Carmel City Center Phase I increased the assessed value of the parcels by 4,297%.
The Carmel Redevelopment Commission partnered with Pedcor Companies to develop Carmel City Center Phase 1.
